Project Manager (Life Cycle / Minor Works)

Role: An opportunity to join a growing Campus at the heart of the Cambridge Biotech cluster. As part of the PPM/Engineering team, this role will focus on the management of life cycle and minor works projects across the property portfolio of our business with a value of up to £500K. You must ensure you are able to perform effectively to programmes and budgets and ensuring good relations with tenants, customers and contractors are maintained throughout the project. Due to the diverse nature of the Campus you will need to manage projects of all sizes and nature. It will be key to have the ability to plan and also manage customer expectations at all stages of a projects. This is a permanent role working in a busy team environment and requires an enthusiastic outlook, self-confident attitude and someone who can use their initiative to solve problems. We are looking for an experienced, enthusiastic, dynamic and customer focussed individual who will thrive in this busy and growing environment and is motivated by delivering a high standard of customer service. Excellent customer service and project management skills being essential. Previous experience of computer aided facilities management (CAFM) systems and CAD CAM or equivalent being advantageous. You will normally work 37 hours per week, from 08:30 to 17:00 Monday to Thursday and 08.30 to 16.30 on Friday, with a one-hour unpaid lunch break, however you will be expected to be flexible based on the needs of projects.Responsibility: Management of multiple small, minor and capital works projects of up to a typical value of £500K at any one time. Responsible for the management of project resources including a projects database, regularly reporting on the current and expected future expenditure and workload. Maintain project information to ensure accurate records, this will include pre-qualification questionnaires, design information, specifications, risk assessments and method statements, works and consultants’ contracts, insurance and compliance documents. Organise works in tenant areas, coordinating access, building services shut-downs and permits to work to ensure works are carried out safely minimising disruption to those affected.Ensure, where required, CDM and Building Regulations are followed at all times and stages of the works including pre-contract, during construction and on completion.Provide after-care to customers, ensuring the outcome of every project is positive.Manage the updating of operation and maintenance (O&M) manuals, ensuring plans, asset lists, preventative maintenance schedules and manufactures information is updated once a project is completed. Ensure the safe management of contractors at all times in accordance with CDM regulations and the BRCL contractor policy.Attend and chair meetings as required, this may involve taking action notes and minutes.Continuously look to improve and develop processes and service to maximise the efficiency and to improve the Campus. Establish and maintain effective liaison between the end users / customers, other members of the project team and other BRCL operational areas. Promote the highest possible level of customer care at all times.Manage the dilapidations process at the project level, including working with external client and tenant surveyors and contractors to deliver the process and managing the budgets associated with the dilapidation work.Assess the need and implement any Licence To Alter agreements for tenant changes, manage the associated works and budgets and/or oversee contractor works undertaken directly by the tenant.Implement and update project management procedures and documentation where necessary – e.g., risk register, suppliers/contractors contact list, lessons learnt document, quote template. This list is not exhaustive, and the successful candidate would be expected to undertake reasonable additional duties in support of the site operations as and when required, especially in the event of major incidents that have the potential to endanger the life, building or reputation.Person SpecificationEducation and Qualifications • GCSE’s (or equivalent) English and maths, grade C or above.• Construction Project management qualification desirable.• Safety, Health and environment qualification (e.g. NEBOSH General Certificate) desirable. Experience• Experience in building services engineering and construction project management is essential. It is desirable that this involves projects in multi-occupancy buildings in the scientific sector. • Experience of providing excellent customer service, ideally in a property letting and or management environment.• Experience of using a CAFM System desirable.• Experience of working on an established campus or complex site dealing with multiple customers. Skills and Abilities • Experienced in managing small to medium building services and construction projects typically up to £500K is essential • Good record keeping skills and ability to attend to detail meticulously • Good interpersonal and communicative skills• Great customer service skills with the ability to have empathy for their situation and deal with clients/customers on all levels either face to face, via e-mail or phone.• Experienced in CAFM system desirable • Expert user of Microsoft office applications – Excel, Word and Outlook • User of CAD CAM or equivalent desirable • Ability to work on own initiative, within a busy work environment and take responsibility for meeting targets. • Ability to work as part of a team. • Good standard of numeracy and literacy. • Flexible and willing approach to work providing assistance/support to others • Excellent organisational skills with the ability to plan and prioritise tasks• An appreciation and commitment to Health and Safety, with a good understanding of the Construction Design and Management Regulations 2015 being essential. • Quickly and proactively able to tackle/resolve issues before they escalate• Identify opportunities for improving organisational working practices• Able to work on a non-smoking Campus • Willing to travel for work if required • Willing to act as an out of hours’ emergency contact on occasions • Clean valid driving British driving licenceCompany Benefits• Pension Allowance - Babraham Research Campus Ltd. offers a Group Personal Pension Scheme and currently contributes 10.5% of salary subject to a staff contribution of 3%.• Holiday Entitlement - 25 days p.a. plus bank Holidays and 3 privilege days for Christmas Shutdown.• Discretional Annual Bonus - Employees may be eligible for a discretional performance related bonus.• Private Healthcare.• Employee Wellbeing Service - The scheme offers confidential support, information, expert advice and specialist counselling service to all BRC employees.• Restaurant Facilities.• Skills training is encouraged.• Onsite Accommodation - There are a number of hostels, flats and houses that can be rented.
